Your new bunnyhome is covered for a total of 10 years. The first two years is directly with bunnyhomes and the remaining eight years is with the housebuilding industry’s leading warranty supplier, the NHBC.

In the first two years, your bunnyhomes warranty covers the following structural issues:

• Excessive cracking to bricks or mortar
• Internal shrinkage cracks wider than 4mm
• Roof tiling defects, except where these were caused by weather damage

If you believe your new home is suffering from any of the above, please let the bunny team know asap. Your peace of mind is paramount to us and rest assured we’ll be just as keen to resolve any problems as you are.

What will happen next?

1. A member of the bunnyhomes team will visit you to review the issue and discuss what’s covered by the warranty
2. We’ll arrange for one of our technicians, or an approved contractor, to carry out the repairs at a convenient time
3. You will be asked to sign off the work to make sure you’re happy

After the first two years, it’s comforting to know your home’s structural warranty continues to be covered by the NHBC’s Buildmark warranty for a further eight years, so giving you 10-years of warranty in total. Your solicitor will notify them when legal completion has taken place and once validated by them, they will be given secure access to an online portal. Here, they will be able to download your warranty certificate and policy documents.

It’s your solicitor’s responsibility to provide you with these documents, so please contact them if you don’t get them. These documents are important and will tell you everything that’s covered by your warranty. Read them carefully and keep them somewhere safe.

If you decide you’d like to make any structural alterations to your new bunnyhome, we advise you consult a professional before starting work. Remember to check whether you need planning approval from your local authority and please write to us to let us know your plans – for some things you may also need our consent too. And besides, we just really like to hear about what’s happening in our homes — it might give us some ideas!

If something goes wrong with the building after this work has happened and we can’t gain access due to those alterations, you will become responsible for resolving the problem. As part of the requirements of the Consumer Code for Home Builders, we have to make the Health and Safety file relating to your home’s construction available to you if needed. This file contains details on how your home was built and the materials used. Any contractor you ask to carry out works on your home will need access to this file. We’ll happily provide this – simply write to us with your request.

If you sell your home within the first two years, your two-year bunnyhomes warranty will transfer to the new owners, as will the remaining 8 years warranty with the NHBC.

Plus, if you choose to rent your home out, the warranty will remain intact, but only you as the owner will be able to advise us of any defects. We won’t be able to discuss any issues with your tenants or property agents. It’s also worth bearing in mind that your two-year warranty doesn’t cover any damage caused by your tenants.

All appliances within your home will have their own warranties and you should contact the manufacturer/s to register your ownership. You can usually do this online, over the phone or by returning the registration cards given to you. Please make sure you take the time to do this, just in case you have need to make a claim later on.
